A 42,000 sq ft (4,000 sq m) office in Fitzrovia, acquired in 1998, three original buildings were transformed into one impressive office building and a 15 year tenancy secured with advertising agency Banks Hoggins Oshea FCB, a division of True North Communications. The building was purchased as a derelict redevelopment building, zoning was changed, fully leased and sold for a profit in excess of 400% in initial investment.
4-8 Maple Street, W1
Ridgeford acquired 4-8 Maple Street in Fitzrovia in 1998 and completed the redevelopment in 1999 creating a 29,000 sq ft (2,694 sq m) head quarters office which had been pre-let to Thomas Cook Group for 15 years achieving a record rent for that part of Fitzrovia. The entire process, from initial acquisition through redevelopment to selling the finished building to a private investor, took only 14 months. Profits on the purchase and sale was well in excess of 100%. Thomas Cook Group had been in the more established region of Berkley Square since their on set and moving off Tottenham Court Road was a bold move, but was the beginning of the revitalization of the region.
